A  former tenant had installed a removable glass walled conference room and a glass walled office. The carpet design indicates the location of those walls. The remainder of the space is designed for open plan use. A kitchen and break area are set to one side along with an ample storage closet. The rear door opens to your own parking spaces.

Of course, this space has all the advantages of the building itself. As set forth in the Manwaring introduction, the location just cannot be exceeded. It is near everything. The covered walkway to the parking garage is by elevator to the second floor then out to the walkway. You can stay covered from your office to your car. The marble bathrooms in the the common hallway are just outside the interior office doors. The travertine marble hallway leads to the building front door on State Street. The bathrooms are expensively finished with large mirrors, stylish light fixtures, and a blond and a deep green marble in the ladies’ and mens’ rooms respectively.

Two free parking spaces behind the building are included in the rent.

There is natural light in abundance. A large skylight within the space is just one source of this light and another skylight in the interior atrium just next to the space adds to the light. In addition, there are 9 large and small windows on the north wall. A colorful 9′ X 9′ oil painting by Philip Wofford, a former teacher at Bennington College, brightens the space from its location on the atrium wall.

Wofford has exhibited in New York City at Whitney Biennials, at the National Academy of Art, The George Adams Gallery, The Corcoran Gallery of Art in Washington, DC, in Los Angeles, and elsewhere. He has been awarded a Guggenheim fellowship, three National Endowment for the Arts fellowships, and a Pollack-Krasner Fellowship for his work.
